First Day: Record the Notice of Default

Before Business Day 10: The Notice of Default must be mailed to all Trustors and those who have recorded a Request for Special Notice. (California Civil Code Section 2924b(b)(1))

Before End of 1 Month: The Notice of Default must be mailed to the Beneficiary of any Deed of Trust recorded after the Deed of Trust being foreclosed

After 3 Months: Trustee's Sale date can be set

25 Calendar Days Prior to Sale: Notice to the IRS (if applicable)

20 Calendar Days Prior to Sale: Publish, Post and mail Notice of Sale

20 Calendar Days Prior to Sale: Record a Notice of Trustee's Sale

5 Business Days Prior to Sale: The right to reinstate expires

Sale Date: Public Auction of the Property
